Did you know that Atlanta is currently ranked number 18 out of 51 metro-areas expected to grow next year? According to a recent study by Porch, Atlanta is predicted to go up 18% in value versus this past years increase of 15%. What does that mean for our Brookwood area?
We are seeing a steady flow of increasing prices. The average sales price in the Brookwood district eclipsed the 400,000 mark coming in at $402,671 over the last 30 days with more than 50 sales. The time on the market has increased a bit to….16 days….still near historically low days on the market. The market is still getting over 100 percent of asking price, which is down to 100.49 for Brookwood where it had been as high as 103 percent earlier in the year.
What should you do if you want to or even need to move? Many times folks need to move to take care of loved ones. Other times, the just don’t want the ginormous McMansion any more and want to downsize into an active adult community or move out to the country and into a medium size ranch. Whatever your reason, there has never been a better time, especially if you are financing your home.
The first thing is don’t be scared of the market. Just today, I helped two buyers go under contract on homes, both in multiple-offer situations. Now more than ever, a top real estate agent with a history of winning multiple offers is key.
The second thing is network. There have been many times where I know of a need and match them up with someone who has a home that will meet that need. Knowing the area and having a strong network of people can also help you find the perfect home. Your agent will often know of homes that are hitting the market before they ever come to market.
Lastly, you may be selling high but also potentially buying high. Depending on where you go, that is not the case. Some of our surrounding counties have 45 days on the market averages right now and are not near as strong of a sellers market as Gwinnett is. If a change of scenery is in your future, you may be able to sell high and buy low.
We are all blessed to be homeowners and enjoy this long wave of increasing prices. Do what you need to for your family and get an agent that is experienced in handling the current market conditions.
